Commercial Development

Summary:

We value the few businesses that already serve the island, but we do not want any new commercial development. Businesses should stay limited to areas already zoned for it and follow existing rules.

Islanders appreciate the value of the existing commercial enterprises that currently serve the Island community. Commercial development is only possible in areas that are zoned for it, such as Planned Development (PD) and Residential Multi-Family Tourist (RMF-T).

The state allows home businesses, but they must comply with applicable state and local regulations. (Fl Statutes FL 559.955) Restrictions include signage, parking, noise, waste removal and proportional use and do not override existing HOA or condo deed restrictions.

Issues related to Commercial Development: Islanders do not desire any further commercial development but recognize the potential for future commercial activity in properties already zoned for that use.

Recommendations for Commercial Development

  1. Keep the existing commercial allowances in place but prohibit the rezoning of any additional land for commercial use.
  2. Enforce the restrictions associated with commercial and home businesses.
