Build-out and Zoning Codes

Summary:

The Island is known for its mix of home styles and how homes reflect individual personality and contribute to the island’s unique character. While we like this freedom, we also want to protect the island’s natural environment and overall feel without adding new rules that limit property owners.

For these reasons, we recommend:

  • Keeping current building regulations and zoning codes in place, while allowing for future consideration of ideas like more space between homes and natural areas
  • Improving notification so residents are informed when new development could affect nearby homes or natural areas

Residents appreciate the architectural diversity that preserves the character of the island community. Even within private communities with architectural restrictions, each Island house shows personality in its design.

Issues regarding Build-out and Zoning Codes:

  • While property owners value the lack of architectural restrictions on the island, there is a concern about preserving the character of our islands and not losing the island’s unique lifestyle and natural habitat.
  • There is a strong voice for environmental protection tempered by a respect for personal property rights.

Recommendations regarding Build-out and Zoning Codes:

  1. Current building regulations and zoning codes should prevail.
  2. Create a mechanism for notification so that the Community can participate in the existing protocols to voice an opinion on build-out affecting our neighborhoods and Island habitat.
  3. Increased setbacks and buffer zones may be explored in the future, but existing zoning codes take precedence at this time and no changes should be made.
